Silver Lining Property Management has been managing their own rental units for the past couple of years. We always found that our expenses on the properties kept going up and no other property management company wanted to take the time to think creatively about solutions, get multiple bids for maintenance requests, or strive for the property owner to cash flow or property owner to make money. It seemed we always got the short end of the stick. That is why we have decided to offer our services. Shane has been managing properties for the past few years. He comes with more than 10 years in the construction industry with over 2000 remodels, 50 fix and flips, and 10 new builds. He also has his own properties and is an active investor in the market. Shane has experience with all types of properties from condos and apartments to single family homes, he knows that your home is important to you.

What We do

Property

We offer a full suite of property management tools to investors, homeowners, and landlords. Let us do the work so you can relax knowing your property is in great hands. Some of the things we do below-
Advertising: We advertise across the most popular websites. Every property gets photos and videos to show the property off. Most properties are rented in 30 days or less.
Screen Tenants: We screen all tenants before placing them in a property. This includes credit check, criminal history, eviction history, rental history, income, payment history, length of employment, and more. Only approved applicants are eligible to rent.
Collect Security Deposits: We collect security deposits from tenants that are held in an escrow account.
Produce Lease Agreements: We use a lease that protects both the tenant and the landlord. Everyone signs and we hold them to the lease.
Move- in Inspections: Every property is inspected before moving in and the tenant is responsible to return the property in the same condition with the exception of normal wear and tear to the property.
Collecting Rent: We collect rent on the first of every month for all property owners.
Monthly owner statement: On the 15th of every month, the rent is distributed to the owner of the property.
Coordinate maintenance: We coordinate all maintenance requests. We also get multiple prices and look at all maintenance creatively to see how we can keep cost down for all property owners.
Property Inspections: We perform property inspections during the time the property is rented. Any issues are brought up and handled right away.
Lease Renewals and rent increase: At the end of the lease, we always encourage good tenants to renew their lease. At the same time, we look at market rents and determine if the rent is at market rent.
Move out inspections and deposits returned: We inspect the property at the time of move out to make sure that the property is not damaged. If there are damages, we hold the tenants responsible and deduct it from the security deposit. All remaining funds will then be returned to the tenant.
Violations and Evictions: We enforce the lease terms. If need be, we will take legal action right away to help with cash flow being restored to the property owner.
